Home inspections used to be considered a benefit to the buyer as they usually took place at the insistence of a wary buyer-to-be.
Now, they're understood to be just 'good business' - and are done as one of the following:
Pre-Purchase, Pre-Listing or Home Maintenance Inspections.
The inspections are all carried out in exactly the same manner - the 'naming' of the inspections is a quick description of the PURPOSE of the inspections.
A full home inspection takes three plus hours, depending on the size of the house. No surprise, as you'll see, if you click the tab 'What's Inspected'. The home inspector is visually examining the major systems of the house, and when you're looking at a house, EVERYthing is a major system: you don't want the floor or foundation leaking any more than you want the roof or windows leaking!
The inspector is not there to advise you whether to buy or not buy the house. His (her) job is to document his observations in the report. The report will measure the strengths and shortcomings of the house and that will give you a good base of knowledge on which to make your decision.
BONUS: A "Seasonal Maintenance Schedule" is included with my inspection report. This comprehensive 16 page document will help you monitor the condition of just about every part of your home - from furnace filters to the basement floor drain to windows and doors and plumbing shut off valves. Seriously! With it you can check every facet of your home through every season. It's a valuable aid which I include at no cost to you.
